Using specialized tools, roofers pull away all the old roofing membrane, torchdown or EPDM otherwise. Vents, skylights, chimneys, and other protrusions get extra attention, as these tend to be hotspots for damage and leaks. A flat roof’s membrane is its primary defense against rain, wind, and snow. As such, it’s subject to a lot of wear and tear and can be fully replaced or repaired.

EPDM is an extremely durable synthetic rubber roofing membrane (ethylene propylene diene terpolymer) widely used in low-slope buildings in the United States and worldwide. Its two primary ingredients, ethylene and propylene, are derived from oil and natural gas. EPDM is available in both black and white and is sold in a broad variety of widths, ranging from 7.5 feet to 50 feet, and in two thicknesses, 45 and 60 mils. EPDM can be installed either fully adhered, mechanically attached, or ballasted, with the seams of the roofing system sealed with liquid adhesives or specially formulated tape.
Long-term exposure to sunlight is one of the biggest reasons that most roofs sustain damage. Over time, the sun’s ultraviolet (UV) rays can take a toll on flat roofs, making them dry out and crack. An aluminum roof coating can reflect as much as 80% of the UV rays that would otherwise hit the surface of your roof. This stops the sun from causing much of the damage that would eventually force you to replace your roof.
Roof coating is an advanced, metallic pigmented coating used for rust proofing and waterproofing surfaces with superior protection against UV damage and corrosion. Reflects heat, protects against mild acid and alkali fumes, and supports increased energy efficiency on low/steep slope metal roofs, sidewalls, and other roofing systems. This material will reflect up to 80% of the sun’s rays, helping prevent the excessive drying and cracking of substrate, thus reducing leaks. Areas immediately under the roof will remain approximately 15-20 degrees cooler in the summer. In the winter, inside heat is reflected back into the building, thus saving energy costs.
Short for thermoplastic polyolefin, TPO is a single-ply roofing membrane that offers excellent performance at a cost-effective price. Heat-welded seams provide superior strength. TPO’s long-term heat, UV, and natural fungal resistance, plus flexibility without the need for plasticizers also make TPO a reliable low-slope roofing system.
Built-up Roofing (BUR) systems are commonly referred to as “tar and gravel” roofs. Built-up roofs are installed by alternating layers of asphalt or tar and supporting fabrics directly onto the roof. You can choose the number of layers (or plies) that are installed. The final layer of a built-up roofing system consists of stone or gravel.
